Property Management Services-How We Are Different

Some of the things we have learned with our many years of providing property management services are listed below and included in the video.   We are proud of the services we offer and more importantly how we are true partners with our owners as we build to increase their ROI and our relationships.  We regard referrals as the absolute best compliment and strive to earn that trust.


  1. Our Management fee is and has always been 8% from the very beginning.
  2. If you have multiple properties you are considering turning over to us, we are open to negotiating our fees.
  3. In reference to number 2 above, we believe with regard to property management bigger is not necessary better.   We manage carefully our portfolio because we believe communication is key.  Feedback over the years has shown us that this is very important to our owners.
  4. Our up front fees are most certainly less than other firms.  We do not charge a months rent or even a 1/2 months rent just to get started.   The most we ever charge is 25% of 1st months rent and this is dependent on who shows and provides the candidates.   This we can explain in person but has proven to be a savings to our owners.
  5. We completely VET all applicants and we allow our owners to approve or disallow an applicant.  We provide feedback that is needed but this too has proven to be an advantage to our owners and our relationships with them.
  6. For those owners that prefer to be involved with maintenance, we work with them and never dictate unless it is an emergency.  We also do NOT charge just to schedule maintenance.  Our owners cost is only the actual cost of the maintenance.

  • Tenant Procurement (We find the tenant, you manage the property)
  • Management Only (tenant already in place)
